Xintai Land Financial Center

The project’s overall massing attempts to take best advantage of urban connections to neighboring plots, provide maximum exposure to the two main roads, and celebrate views back toward the city center and the wetlands beyond. The mixed-use program is distributed across the site in order to take advantage of urban adjacencies, maximize views, and create as lively a destination as possible.

 

A strong, iconic identity for the office tower was created by creating a series of interlocking volumes that results in a number of external terraces, both shared and private. The uppermost floors are the client’s new office and orient themselves back towards the city that the client helped create.  Rather than a conventional office space, the design vertically integrates the offices and links them via an open, multilevel atrium space that helps create a sense of community within the office.

Site Planning
 
The high-rise office tower is located towards the southern portion of the site to maximize the distance between it and the high-rise residential towers on the adjacent northern plots.  This allows for a south-facing office drop-off that receives natural light all day long.  The retail podium rises up to four levels towards the west, maximizing addressing exposure to the main highway and future metro station there.

Descending Massing
 
The podium massing shifts scales to provide maximum retail exposure along
the western street frontage, and then cascading down to a more human scale
along the east, creating an appropriate scale for a retail street adjacent to the city’s
central park and entertainment area
